Brazos County Marks a Major Milestone with Two TX-PACE Projects Closing on the Same Day: The Lumin at Lake Walk and The Lumin Garage

Texas PACE Authority is proud to celebrate with Brazos County on the closing of its first TX-PACE projects, two related developments that were finalized on the same day. While same-day dual closings are uncommon, these projects stand out for demonstrating how high-performance design and strategic energy investments accelerate economic growth in one of Texas’ most dynamic regions.
“Same-day multiple closings like these are rare. They reflect exactly what TX-PACE was designed to do: bring together committed owners, lenders, and local leaders to drive innovation through energy-efficient investment. We’re honored to work alongside Brazos County and our lending partners to support development that benefits the entire community,” shared Charlene Heydinger, president of Texas PACE Authority.
The Lumin at Lake Walk, a 99,735 NSF Class A office building, and The Lumin Garage, a two-story parking structure supporting the office building and future development, closed their PACE financing simultaneously. Bayview PACE provided the PACE financing. The Office PACE loan totaled $14.9 million, and the Garage TX-PACE loan of $650,000 which resulted in a single day total of more than $15.5 million dollars invested in energy efficiency improvements in Bryan, Texas.

A Modern, Energy-Efficient Addition to Bryan–College Station
Designed by Austin-based architects Nelsen Partners, The Lumin adds first Class A+ office space to Bryan–College Station with premium amenities including a fitness facility, tenant lounge, conference space, and integrated parking structure, the Lumin is positioned to become the premier office address in the Brazos Valley.
TX-PACE financing played a defining role in integrating high-performance building components that reduce operating expenses and support long-term sustainability. Eligible improvements for the office project include:
- Building Envelope: Enhanced glazing and insulation
- Electrical: High-efficiency lighting systems
- HVAC: High-efficiency heating and cooling
- Water Efficiency: Low-flow fixtures
The Lumin Garage used TX-PACE financing to install efficient lighting, improving both energy performance and user safety.
These improvements will ensure that the new developments perform at the highest level for decades to come while reducing operating costs for the owners and the surrounding community.
Bayview’s Commitment to High-Performance Development
Bayview PACE served as the PACE lender for both projects, supporting the development’s long-term sustainability through TX-PACE’s proven capital structure.
