Position: Business Development Manager – Commercial PACE
Location: Based in Central Texas (Austin or San Antonio)

Compensation: $75,000–$90,000 base + healthcare, retirement, and on-target earnings of ~$150,000
About the Role
Texas PACE Authority (TPA) seeks a dynamic, relationship-driven Business Development Manager to lead commercial PACE (TX-PACE) loan origination in Central Texas. This position plays a pivotal role in expanding access to sustainable financing solutions that help property owners reduce energy and water use, invest in renewable technologies, and strengthen building performance.

Key Responsibilities
1. Loan Origination & Client Management
- Identify and cultivate commercial property owners and developers interested in PACE financing.
- Guide clients through the full TX-PACE process—from initial project assessment to successful closing.
- Ensure projects meet Texas PACE Authority requirements and deliver exceptional client experience across the full financing lifecycle.
2. Market Analysis & Growth Strategy
- Analyze market trends and emerging opportunities across the Texas C-PACE landscape.
- Develop innovative approaches to expand TPA’s visibility, reach, and impact.
- Inform strategic decision-making with data-driven insights.
3. Stakeholder & Partner Engagement
- Build strong alliances with developers, contractors, brokers, industry associations, and local governments.
- Represent TPA at high-profile events, conferences, and workshops as a subject-matter expert.
- Strengthen TPA’s reputation as the go-to resource for commercial PACE financing in Texas.
4. Reporting & Compliance
- Produce regular reports on pipeline progress, market activity, and loan portfolio performance.
- Maintain strict adherence to Texas’ robust PACE statutes, program guidelines, and internal policies.
Qualifications
The ideal candidate brings:
- Bachelor’s degree in Business, Finance, Sustainability, or related field.
- Proven success in commercial loan origination, business development, or C-PACE/CRE finance.
- Demonstrated strength in prospecting, nurturing complex deals, and closing transactions.
- Working knowledge of capital stacks, underwriting, and commercial development cycles.
- Familiarity with energy audits, building performance metrics, or energy-finance certifications (LEED, BPI, NASEO, C-PACE credentials).
- Established relationships within Texas’ development, brokerage, and CRE communities.
- Understanding of public-private tools (TIRZ, abatements, NMTC, opportunity zones, etc.).
- Deep familiarity with the Texas PACE program and its application to commercial, industrial, and multifamily assets.
- Outstanding communication, negotiation, and public-speaking skills.
- High personal drive, organization, and comfort managing a sales funnel and outreach targets.
- Entrepreneurial mindset with a collaborative spirit—comfortable working independently within a small, mission-driven team.
