Repeat Success: Witcher Properties Advances Sustainable Redevelopment with it’s Second TX-PACE Project in Fort Worth
Witcher Properties, Ltd., in partnership with Imperial Ridge Real Estate Capital and the Texas PACE Authority (TPA), completed its second TX-PACE-financed project, reaffirming its commitment to sustainability and energy efficiency through the Tarrant County Texas Property Assessed Clean Energy (TX-PACE) program.
The latest project, located at 3950 W. Vickery Blvd. in Fort Worth, closed on July 17, 2025, with a $231,000 PACE loan. The scope of improvements includes high-efficiency lighting, HVAC upgrades, building envelope enhancements, and the installation of solar energy systems, demonstrating a holistic approach to modernizing building performance.
Jill Turner Black, General Partner of Witcher Properties, shared, “We have been very pleased to provide our tenants with financial benefits such as lower electricity costs, along with the positive environmental impact. PACE is a fantastic program that allows us to make needed improvements to aging buildings with sustainability in mind."
The tenant, The Welman Project, is a Fort Worth-based nonprofit that creatively redirects surplus corporate materials to use by educators and other nonprofits. Their mission promotes environmental stewardship and social responsibility, making this PACE-supported energy efficiency upgrade a perfect complement to their values.
This project builds on Witcher Properties’ first TX-PACE investment, completed in May 2023, at their nearby property at 3613–15 W. Vickery Blvd. That $280,000 project funded solar energy, roof improvements, and insulation upgrades, laying the foundation for a portfolio-wide approach to efficiency and long-term cost savings.
